Site Assessment & Brownfield Redevelopment, Betten Auto of Muskegon
Brownfield becomes home to multiple dealerships through state funding and tax incentives.
Betten Auto Dealerships wanted to expand and renovate its existing dealership facilities in the City of Muskegon. Betten planned to purchase an adjoining property, but it was a brownfield.
Prein&Newhof was brought in to conduct Phase I and II Environmental Site Assessments and a BEA of the property. P&N also prepared the Act 381 Work Plan and performed environmental testing during construction to assist with management of contaminated soils.
Betten’s new site encompasses 20 acres on two sides of Henry Street and includes full-service dealerships and repair facilities for Chevrolet, GMC, Cadillac, Pontiac, Honda, and Hyundai. As a result of the project, 30 to 40 jobs were created and over 60 jobs were retained in the City of Muskegon.
This project was partially funded with the Brownfield Redevelopment Financing Act. The owner’s investment was about $13 million, and they will be eligible for brownfield tax incentives through the State of Michigan.
