Access/Traffic Control

Two separate road closures will occur on Pipestone Road between Napier Ave and Mall Drive.

The first Pipestone Road closure will occur near Aldi and is planned for late October 2023. The closure will be limited to a four week duration. Access to businesses and residences on Pipestone Road will remain available from each direction.

The second Pipestone Road closure will occur near the Meijer gas station and is planned for Spring 2024. The closure will also be limited to a four week duration. Access to businesses and residences on Pipestone Road will remain available from each direction.

See the map to the right showing the closure areas in Pipestone Road and the detour route.

____________________________________________

Home Depot & Hampton Inn

Continuous access to the Hampton Inn and Suite hotel and Home Depot will be maintained throughout the project.

Napier Ave Businesses

Access to businesses in the Napier Ave area will not be affected. A portion of the parking lot west of the Super 8 Hotel will be removed and replaced to install sanitary sewer.

Gaines Ave

The intersection of Gaines Ave and Glencoe Drive is anticipated to be closed the last two weeks of July 2024 for sanitary sewer installation. Traffic will be rerouted via a detour.

Aldi

A portion of the Aldi parking lot will be removed to install a new force main, however, access to Aldi will be maintained via the north Pipestone Road entrance and the Orchards Mall entrance. The work in the Aldi parking lot is anticipated to occur the last two weeks of October 2023. The parking lot will be restored upon completion of the force main work.

Gravity Sewer Construction

Progress Update: All of the sanitary sewer installation on the project has been completed! The highway crossing portion of the project will be done in a future year in coordination with MDOT.

Up Next: Remaining punchlist items, including paving of the hotel access drive and Super 8 parking lot, are scheduled to occur over the next couple of weeks.

Progress Report:

All of the 21-inch sanitary sewer has been installed! Open trench installation of sanitary sewer around the Super 8 sign occurred successfully last week.

Upcoming Work:

Installation of 15-inch and 8-inch sanitary sewer up to the Pilot Lift Station will be occurring over the next two weeks. The project is anticipated for completion in early August.

Gravity Sewer Construction

Approximately 1,600’ of 21” gravity sewer has been constructed in the field between the Hampton Inn and truck wash. Installation of 21”, 15”, and 8” gravity sewer towards the Pilot Lift Station will continue through the next several weeks. Due to difficult soil and groundwater conditions, minor adjustments to the proposed sanitary sewer alignment and profile near the Super 8 Hotel have been made. Coordination with MDOT for the highway crossing portion of the project is ongoing. Work on the west side of the highway is anticipated to be complete in late July or early August.

Pipestone Road Update: All the sanitary sewer work in Pipestone Road has been completed and the road has been paved. Pipestone Road will be reopened to traffic Monday afternoon after pavement markings have been installed.

Lift Station: The Conrail Lift Station start up has occurred and the station is now in service, handling wastewater from the Pipestone Road sewer! The former Pipestone lift station has been demolished. Punchlist items on the lift station will continue to be addressed over the next several weeks.

Upcoming Work: Work on the 21” gravity sewer near the truck wash will resume next week. Preparations for the proposed sewer crossing under I-94 have encountered some unanticipated challenges with difficult soil and groundwater issues. Alternative methods for installing the highway crossing are under consideration with the contractor and MDOT.

Lift Station: The Conrail Lift Station start-up, which had been planned for last week Friday, has been delayed due to control panel wiring issues. The control panel issues are under review and lift station start-up will be rescheduled when the control panel issues have been corrected.

Pipestone Road Update: Approximately 200 feet of 12-inch sanitary sewer has been constructed in Pipestone Road within the last two weeks. Installation of gravity sewer and restoration of Pipestone Road will occur through the end of next week. At this time we anticipate Pipestone Road will be reopened to traffic by May 17.

Upcoming Work: The second Pipestone Road closure is scheduled to begin April 22. Pipestone Road will be closed to through traffic from Napier Ave to Mall Drive, with a detour following Napier Ave, Plaza Drive, and Mall Drive, as illustrated on the map above. Pipestone Road will be fully closed at the work area located near the Meijer Gas Station. Residences and businesses north and south of the work area, including the Meijer Gas Station, will remain accessible. This traffic closure is scheduled from April 22 through May 17 for the installation of gravity sewer within the Pipestone Road work area.

Gravity Sewer Construction

Approximately 1,000 feet of 21-inch gravity sewer has been constructed in the field between the Hampton Inn and truck wash. A trenchless method of sewer construction, known as a “bore & jack,” has also begun near the truck wash. The purpose for this bore & jack operation is so sewer construction can occur near the high voltage transmission towers and billboards on site without disturbing them. 21-inch gravity sewer installation and the bore & jack operation will continue through the next couple of weeks.

Gravity Sewer Construction

Gravity sewer installation between the new lift station site and Pipestone Road is nearly complete. No work within Pipestone Rd will occur until the spring.

Gravity sewer installation in the field near the Hampton Inn has resumed in the last week. Construction in the field will continue through to the end of the week.

Gravity Sewer Construction

Gravity sewer installation between the new lift station site and the Brookfield Car Dealership has continued over the last two weeks. Approximately 350’ of 36” sewer has been installed. 36” sewer installation will continue through the end of the week.

Lift Station

The meter chamber and the valve chamber piping at the lift station have been installed.

Gravity Sewer Construction

Gravity sewer installation between the new lift station site and the Brookfield Car Dealership has been occurring over the last week. Approximately 100’ of 36” sewer was installed. 36” sewer will continue to be installed in the direction of Pipestone Road as the weather allows. No work is planned to occur this week due to inclement weather.
