P&N helped convert vacant warehouses into thriving apartments.
CB Richard Ellis planned to sell two adjacent 5-story buildings in downtown Grand Rapids for use as mixed-use apartments, with some retail space.
The buildings were originally constructed around 1900, and had been used primarily as warehouses. At the time the buildings were constructed, low-lying urban areas were often filled with sand discarded from local metal foundries. This sand frequently contains high level of metals and petroleum products.
Prein&Newhof was brought in to complete a Phase I Environmental Site Assessment (ESA) and subsequent Phase II ESA. The assessments found elevated levels of metals and other contaminants in the soil. Because the contamination exceeded MDNRE residential criteria, the site was designated a Facility as defined by Part 201 of the Natural Resources and Environmental Protection Act.
Consequently, P&N prepared a Baseline Environmental Assessment to provide the owner with liability protection. P&N then prepared a Due Care Plan, giving guidelines to keep the contamination from spreading.
