  • Flood Zone Surveys: If your property is in a flood hazard zone as defined by FEMA, you will be required to participate in the FEMA Flood Insurance Program.  A Flood Zone Survey can determine the elevation and location of the property and the improvements in relation to the established flood hazard zones to help assess flood risk. We can provide an Elevation Certificate, which is often required for insurance rate determination or construction permit purposes if the property is in a defined flood hazard zone. If your property is incorrectly listed as being in a flood hazard zone based on the FEMA maps, we can prepare a Letter of Map Amendment (LOMA) which can be used to eliminate the requirement of participation in the FEMA Flood Insurance Program. Understanding your real flood hazard risks can make a significant difference in your flood insurance premium cost.
  • ALTA/ NSPS Land Title Surveys: Following the current standards jointly developed by the American Land Title Association and the National Society of Professional Surveyors an ALTA/NSPS, Land Title Survey provides you with a comprehensive survey which can minimize risk and increase Title Insurance coverage in real estate transactions. ALTA/NSPS Land Title Surveys are often required by lenders in commercial real estate transactions.
  • As Constructed Surveys: Most often a part of the construction process, As Constructed Surveys are used to document the locations of completed structures to ensure compliance with design plans and local ordinances.
  • Boundary Surveys: The most common type of survey that property owners require. Boundary surveys are used to locate the property described in the deed on the ground and provide a record of the condition of the boundaries. Boundary surveys may include the location of improvements on the property if requested.
  • Construction Staking: Marking of the plan location of improvements on the ground to guide builders in placing structures according to plans.
  • Land and Easement Legal Descriptions: Written definitions of a property’s boundaries and location for legal and record purposes.
  • Land Division/Property Split: This is the process of dividing a larger piece of land into smaller parcels or lots. We conduct surveys to measure and map the property boundaries, ensuring the new divisions comply with local zoning laws, regulations, and land use requirements.
  • Topographic Surveys: Most frequently used as a basis of design for land development, Topographic Surveys show both the improvements on the property as well as the natural features.
